DAMAGE CONTROL

DAMAGE CONTROL:

As soon as Management becomes aware that sudden and unexpected damage has occurred to a common area, the
following steps shall be taken:

Take such action as would be prudent and necessary to limit or prevent further damage to the property by the elements, i.
e., wind, rain, etc.

Secure immediate area in a manner to control unsafe conditions.

NOTIFICATION:

Management shall notify the President of the Board or in his/her absence any officer of the Board available.  If no officer
of the Board can be reached, notice shall be given to any member of the Board.

If the dollar loss appears to be in excess of the Association’s insurance deductible and a claim is probable,
Management shall notify the Association’s insurance agent.

If a criminal act has been committed and is involved in the damage, the appropriate law enforcement agency shall be
notified.

Management shall notify owners and tenants of lots involved.

RECORD OF CONDITIONS AND EVENTS:

Management shall prepare a written report of the damage and possible cause immediately.

Secure names, addresses, and telephone numbers, of persons involved, and note time and date of occurrence.

If an automobile is involved, the make, model, color and LLVA I.D. number, license number, and name of driver shall be
obtained if possible.

RESPONSIBILITY FOR REPAIRS AND INSURANCE CLAIMS:

Processing insurance claims, where LLVA has an interest, i.e., damage to common elements or LLVA property or
equipment, shall be the responsibility of the Management company.

Repairs that do not exceed $1500 shall be handled by Management in the normal course of business.

In the event the cost of repairs exceeds $1500, Management shall solicit three bids and submit them to the Board of
Directors at its regular meeting, or a special meeting.

In the event that damage has occurred the overriding consideration is to make the repairs while maintaining the safety of
the resident.  The Board may authorize Management company to arrange for the necessary repairs to the common area
(according to the agreed upon expenditure and repair specifications).

Repairs that require more than four hours of labor, will not be performed by LLVA maintenance personnel.

PAYMENT FOR REPAIRS:

Repairs costing in excess of $1500 shall be submitted to the Board who by recorded vote determine whether or not to
file an insurance claim or pay for repairs from Association funds.

Responsibility for payment of the deductible shall be determined in accordance with LLVA Resolution 90-10.

Responsibility for payment for any repairs not covered by insurance shall be determined by LLVA Resolution 90-10.
